The average home buyer rarely bothers about the regulations and rules involved in construction of the property. A person constructing a high rise in a busy intersection will obviously have to get clearances from the local government. A building that is constructed without clearances will not enjoy certification and approval of the authorities. Your decision to buy a house in such an apartment may result in a huge loss of investment.

Even established real estate developers find it difficult to keep track of the various rules and regulations. If you are first time home buyer, you should make it a point of getting the documents weighted by a professional expert. The attorney charges may add to the overall cost of your house. However, this is a much better option than receiving a notice from the local government that your building should be pull down for not having sufficient clearance and approvals.

If possible, try and get this sorted out through your mortgage provider. You may end up paying extra interest in the long run but it certainly will help you save cash in the short run. Further, log on to the internet and find out more about the reputation of the developer. The last thing you want is to deal with a real estate developer who has a reputation of violating the laws.

If possible, go through the approval receipt from the government and try to compare it with the ultimate structure that has come up. Approval for forty floors and construction of sixty floors is definitely a bad move.
