It’s funny the different ways people feel when it comes to deciding whether to buy a home someone is moving out of or building a new house and being the first owner. Various different emotions and logic are applied, but basically there are those who want an established place in a location with verifiable history and there are those who want to be the first and have everything new when they move in.

With these proclivities in mind, consider some of the pros and cons of buying a resale house. To begin with there are more resale homes to select from. They tend to be lower in price compared to a new construction home.”  Resale houses also have more room for negotiation on the price. Finally, the neighborhood is established, yards have been planted, and fences have already been installed. On the down side, resale houses come with older out-of-date appliances which are less energy efficient. There may also be many things which are wearing out requiring repair.

With new construction you can get a more contemporary design. Newer appliances require less repairs and are much more energy efficient. You neighborhood may be consistent in the building design. You also have the option of getting extended warranties. However, your house could be one of many cookie cutter designs resembling the houses around it.  Current construction costs could drive the price of the house up. Quite often you may end up with a smaller yard. Also you could run into shoddy construction quality.
